The bustling neighborhood of Downtown Fort Lauderdale is split into two sections by the New River. With Las Olas Blvd at the center, the neighborhood sprawls from a financial district to an entertainment district. The real estate in Downtown Fort Lauderdale is primarily made up of condos, luxury condos, and townhomes, some which are waterfront. The section of Downtown Fort Lauderdale which is north of the Tarpon River is more expensive as the residents step out onto the most prominent part of Las Olas Blvd. The area south of the Tarpon River is generally more affordable and is a mixture of condos, apartment buildings, and commercial buildings.

The neighborhood is home to the Las Olas Riverwalk boardwalk that begins in Downtown Fort Lauderdale and follows the New River all the way to Broward Center. The Las Olas Riverwalk boardwalk gives residents of Downtown Fort Lauderdale easy access to the Performing Arts Center, Esplanade Park, as well as numerous museums.
