Learn About Home Inspection

A home inspection is the examination of your property’s interior and exterior condition performed before closing. An inspection is an important part of buying a home because the home inspector will verify that your home is in good condition and report any potential problems to the buyer.


The standard home inspector’s report will cover the condition of the HVAC system; roofing and insulation; structural components such as the foundation of house; interior plumbing system; electrical system; and walls, ceilings, floors, windows, and doors. This detailed report will then serve as the basis for whether to continue with the purchase or negotiate the sales price and terms of the contract.


While it is not required that homebuyers be present for the inspections, it is a good idea to attend so they can observe the process and ask any questions. By doing so, the homebuyer can also learn from the inspector so they can better maintain the home later on.


In addition to the general home inspection, homebuyers will sometimes order specialized inspections. That, of course, will depend on the age and location of the house as well as the home inspector’s findings that may warrant further investigation. Some common additional inspections include chimney; roof; pest, termite and rodent; radon; mold; and more.
